Submission to the NSW planning system review (November 2011)

The State Environmental Planning Policy No 71—Coastal Protection (SEPP 71) requires the Minister for Planning (the Minister) to consult with the Natural Resources Commission (the Commission) before approving a master plan for coastal development or waiving the need for a master plan.

The SEPP 71 aims to protect and manage the NSW coast, marine environment, native coastal vegetation and cultural heritage. It requires a master plan for development of land before development consent can be granted. Master planning is one of the mechanisms SEPP 71 uses to achieve its aims, and is targeted towards large subdivisions, and subdivisions in sensitive coastal locations.

In developing our advice, we assess factors such as the nature of development, extent to which SEPP 71 provisions are considered and/or whether applicable planning controls are adequate.

Summary of all proposals reviewed so far
